When To Use
Use C191™ for projects using Integrated Project Delivery, in which the owner, architect, contractor, and key participants execute a single multi-party agreement. This document is suitable for a large project.
What It Does
C191 is a multi-party agreement that brings together the owner, architect, contractor, and other key project participants under one contract for the design, construction, and commissioning of a project. It creates a collaborative environment where all parties work toward shared cost and performance goals. The compensation model is also goal-oriented and incentivizes collaboration during the project's design and construction. Non-owner parties are paid on a cost-of-the-work basis.
Project management is led by the Project Management Team, which includes one representative from each party. A second level of oversight is provided by the Project Executive Team, which is also composed of one representative from each party, to help resolve issues and guide the project.
The conflict resolution process is intended to foster quick and effective resolution of problems as they arise. This collaborative process has the potential to result in a high-quality project for the owner and substantial monetary and intangible rewards for the other parties.
