When To Use
Use C132™ when an owner is hiring a construction manager to serve as an advisor (CMa), providing guidance and oversight without assuming direct construction risk. This document is suitable for large projects.
What It Does
C132 establishes the agreement between the owner and the construction manager as advisor (CMa), a single entity independent of the architect and the contractor. The CMa serves as an advisor to the owner throughout the project, beginning in the preconstruction phase. Both C132 and B132 are based on the premise that multiple construction contractors will have contracts with the owner, which will be administered by the CMa and the architect under AIA Document A232.
Additional Information
Must not be used with agreements in which the CM acts as the constructor, such as A133 or A134.
