When To Use
Use F101™ when a client expects to engage the same maintenance contractor for multiple types or phases of maintenance work on a single property under a Master Agreement. It can be used for:
- Phased maintenance services, or multiple types of maintenance services on a single property where each work order represents each phase or maintenance service to be performed.
- Maintenance services across multiple properties where each work order represents the services performed at each property location.
What It Does
F101 is a master maintenance agreement between a client and maintenance contractor for as-needed or ongoing maintenance work. It provides only the common terms and conditions. The scope for each engagement is defined through F201 Work Orders (as-needed work) or F202 Work Orders (ongoing work). The contractual arrangement allows work orders to be issued quickly without the need to renegotiate the terms and conditions of the master agreement.
Additional Information
As-needed maintenance includes building repairs and simple improvements, such as roof and HVAC repairs and façade improvements. Ongoing maintenance includes repetitive upkeep such as HVAC maintenance, cleaning, and lawn care.
