Use B181™ when an owner is hiring an architect for a volumetric modular construction project in which a construction manager as constructor is also engaged. This document is suitable for various payment methods.
What It Does
B181 establishes the owner-architect relationship for volumetric modular construction projects with an at-risk construction manager. The agreement covers six phases: Pre-Design, Schematic Design, Design Development, Construction Documents, Procurement, and Construction. The Architect designs the overall project, while the Modular Subcontractor concurrently designs the project's Modules. The Architect’s services for the project are coordinated with the Modular Subcontractor’s professional design services, as well as the CMc’s preconstruction services.
