What It Does
G704 is the standard form for recording the date of substantial completion. The contractor prepares a punch list of items to be completed or corrected; the architect verifies and may amend it. The form captures four agreed-upon matters: the time allowed for punch list completion, the date of owner occupancy, and the allocation of responsibilities for maintenance, heat, utilities, and insurance during the transition. Executing this form triggers warranty periods and the release of retainage, providing both parties with a clear completion milestone that governs all remaining close-out obligations.
