When To Use
Use A112™ when an owner hires a home builder to provide both design and construction services for a single-family home. It is important to recognize that the home builder assumes responsibility and liability for both phases of the work.
What It Does
A112 is a simplified residential design-build contract with a single agreement covering both design and construction responsibilities. It consists of the agreement and Exhibit A, a Construction Phase Amendment executed upon agreement of the contract sum.
Additional Information
Prior to entering into this agreement, the home builder should consult with its legal counsel and insurance advisors. Some states restrict or prohibit a single entity from providing both services; verify local licensing requirements before use. The agreement includes fill points for jurisdictional requirements. A112-2021 replaces A145-2015, effective October 31, 2025.
