When To Use
Use B143™-2014 when a design-builder needs to engage an architect on a design-build project. It can be used when:
- The design-builder lacks internal capacity for architectural services
- is legally required to contract separately for them
- or wishes to engage one or more architects for defined portions of the work, such as preliminary design only.
What It Does
B143 establishes the agreement between a design-builder and architect for design-build projects. Rather than a fixed scope, it provides an extensive menu of services from which the parties may select. It provides the flexibility to allocate design responsibilities within the design-builder's single-entity accountability to the owner. As an example, the design-build entity may retain an Architect to only provide a Preliminary Design, while the Design-Builder will use either a separate Architect or its own forces to develop the Construction Documents and perform Contract Administration services.
