When To Use
The 2024 version is the most current edition, replacing A141™ 2014. A141 supports the design-build delivery method, in which the owner contracts directly with a single entity to provide both design and construction of the project. The agreement accommodates either a stipulated sum or a cost-of-the-work payment structure.
What It Does
A141 establishes the agreement between owner and design-builder for traditional design-build projects. The owner provides the Owner's Criteria for the design-builder to develop a preliminary design. From there, the design-builder proposes a contract sum using the Exhibit A Design-Build Amendment for approval. It also includes exhibits for Insurance and Bonds (Exhibit B) and Sustainable Projects (Exhibit C). This agreement supports the design-builder's full scope of responsibility from design inception through project completion.
Additional Information
The design-builder may be any entity legally permitted to perform design-build services in the project jurisdiction, including architects, contractors, developers, joint ventures, or corporate entities.
