When To Use
Use A134™ when an owner is hiring a construction manager to serve as the constructor (CMc) on a large-scale project. Under this agreement, payment is based on the cost of the work plus a fee, with no Guaranteed Maximum Price. It suits projects where the full scope is not yet defined at the time of engagement, providing owners with an open-book structure and early CM involvement without a GMP ceiling.
What It Does
A134 establishes the owner and construction manager as a CMc agreement for projects where the CMc provides both preconstruction advisory services and construction, but without a Guaranteed Maximum Price. The owner monitors costs through a control estimate that is revised as the project progresses. The contract divides services into preconstruction and construction phases, which may proceed concurrently.
