When To Use

Use A201® on any design-bid-build project that requires a complete set of General Conditions. A201 is called the keystone document because it is adopted by reference in owner-architect, owner-contractor, and contractor-subcontractor agreements.

What It Does

A201 provides the foundational General Conditions governing the rights, responsibilities, and relationships of the owner, contractor, architects, and subcontractors on design-bid-build projects. A201 is the legal backbone of the AIA contract system, consistently defining each party's obligations through final completion. Although not a party to the construction contract between the owner and the contractor, the architect participates in preparing the contract documents and performs the construction-phase responsibilities described in detail in the General Conditions.
