When To Use
Use A105™ for small, straightforward projects with a stipulated sum where a short-form agreement is more appropriate than a full A101 and A201 package.
What It Does
A105 is a stand-alone agreement between the owner and the contractor with its own general conditions for fixed-price projects. It keeps the administrative structure proportional to the project's modest size and brief duration.
Additional Information
The Small Projects family (A105 and B105) should NOT be combined with other AIA document families without careful side-by-side comparison of contents. For home design and construction, a document in our residential construction series may be more appropriate. A105-2017 replaces AIA A105-2007, Standard Form of Agreement Between Owner and Contractor for a Residential or Small Commercial Project
