When To Use
Use B133™ on large South Carolina Office of the State Engineer projects where a construction manager is serving as constructor and the architect's scope needs to be adjusted to reflect CMc delivery.
What It Does
B133 establishes the owner-architect agreement on South Carolina state projects with an at-risk construction manager. The CMc provides preconstruction services before mutually agreeing with the owner, in consultation with the architect, on either a Guaranteed Maximum Price or Control Estimate. The CMc then constructs the project on a Cost of the Work Plus a Fee basis, with or without a GMP, while the architect provides contract administration. B133 assumes the CMc will provide cost estimates and schedules and incorporates A201 SCOSE General Conditions by reference.
