When To Use
Use B112™ when an owner is engaging a separate Architect of Record to prepare construction documents, obtain permits, and administer the construction contract on a project where a Design Architect handles design intent.
What It Does
B112 establishes the owner and Architect of Record relationship for projects in which a Design Architect and a separate project architect serve distinct roles. The Architect of Record will prepare, sign, and seal construction documents and perform construction administration. It defines the project architect's scope, including construction documents, permitting, and construction administration, coordinating with B111, which governs the complementary Design Architect's role.
B112 does not contain a full scope of services and must be paired with E205 or B112, Exhibit A, to form a complete contract. B111 also assumes that the Owner will retain third parties to provide cost estimates and project schedules.
Additional Information
E205 is appropriate when the two architects collaborate on overlapping services. Exhibit A is appropriate when services are consecutive, and there is a hard transfer of responsibility. This document is a suggested replacement for B172-2013 (effective Dec. 31, 2025)
