When To Use
Use B111™ when an owner engages a design architect to establish design intent, while a separate architect of record handles construction documents and administration.
What It Does
B111 establishes the owner and design architect relationship for projects in which two separate firms provide design and project architecture services. It defines the design architect's scope, covering design intent and development, and coordinates with B112, which governs the architect of record, who is responsible for signing and sealing the construction documents and administration.
B111 does not contain the full scope of services and must be paired with E205 or B111 (Exhibit A) to form a complete contract. B111 also assumes that the Owner will retain third parties to provide cost estimates and project schedules.
Additional Information
E205 is appropriate when the two architects collaborate on overlapping services. Exhibit A is appropriate when services are consecutive, and there is a hard transfer of responsibility.
