When To Use
Use B103™ on large or complex projects where the scope, schedule, and risks demand a more comprehensive owner-architect agreement than the standard B101. This agreement may be used with a variety of compensation methods, including a percentage of the construction budget or a stipulated sum.
What It Does
B103 is a standard owner-architect agreement that provides a robust contractual foundation that addresses the coordination complexity inherent in large-scale or technically challenging work. The project may implement fast-track, phased, or accelerated scheduling. Basic services are performed in five phases: schematic design, design development, construction documents, procurement, and construction. Supplemental Services are services that are not included as Basic Services but are identified as the architect’s responsibility at the time the agreement is executed. Additional Services are services that may arise as the project proceeds. This agreement also assumes the owner will retain third parties to provide cost estimates and project schedules. B103 incorporates A201 by reference.
