Use B101™ on large-scale design-bid-build projects when an owner is hiring an architect for the full scope of services. This agreement may be used with a variety of compensation methods, including a percentage of the construction budget or a stipulated sum.
What It Does
B101 is a one-part standard form of agreement between the owner and the architect for building design and construction contract administration. Services are divided into basic, supplemental, and additional categories. Basic services span five phases: schematic design, design development, construction documents, procurement, and construction. Supplemental services are identified at contract signing, and additional services may emerge as the project proceeds. The agreement incorporates A201 General Conditions by reference. It protects the architect's intellectual property and limits construction liability, ensuring both parties are protected as project services evolve.
