When To Use
Use A295™ as the governing General Conditions on projects using transitional Integrated Project Delivery. It is incorporated by reference into A195 and B195, giving the multi-party IPD team a shared legal framework for collaborative delivery.
What It Does
A295 General Conditions establishes how the owner, architect, and contractor work together through six phases of integrated project delivery: conceptualization, criteria design, detailed design, implementation documents, construction, and closeout. Incorporated by reference in A195 and B195, which provide only the business terms and rely on A295 for the architect’s services, the contractor’s pre-construction services, and the conditions of construction. A295 requires the parties to use building information modeling.
