Use B107™ when a developer-builder is hiring an architect specifically to develop one or more prototypical designs for single-family or two-family homes.
What It Does
B107 establishes the relationship between a developer-builder and an architect. The architect's services consist of developing a Permit Set of documents and providing limited construction phase services for the first residence of each prototype. The agreement anticipates that the developer-builder will have extensive control over project management, acting in a capacity similar to that of a speculative builder, and that the developer-builder has experience with applicable residential building codes, material and system selection, and construction methods. It clearly scopes the architect's role without linking it to specific project sites or construction administration.
