When To Use
Use F311™ when a client needs a consultant to evaluate the physical condition of a building or portfolio of buildings and provide a Facility Condition Assessment Report. It may be used by a property owner, property manager, or facility manager to hire a consultant to provide these Facility Condition Assessment services. This document is suitable for any size project or payment method.
What It Does
F311 defines the scope of services for a consultant providing Facility Condition Assessment, covering the evaluation of a building's physical systems and infrastructure. It is not a stand-alone document and must be combined with a client/consultant agreement to form a complete agreement.
F311 is structured as a menu of services for the parties to select from:

- Mechanical, electrical, and plumbing systems

After completing these services, the Consultant will provide the Client with a Facility Condition Assessment Report, which will include (1) a summary of Facility Condition Assessment Services, including key items for the Client’s consideration; (2) assessments, recommendations, and documentation required by the Facility Condition Assessment Services; and (3) other information as mutually agreed upon by the parties.
